Restoration is a fantastic alternative to replacing your metal roof. Metal roofs fail as they get older, through their design. The two largest culprits of roof leaks on metal roofs are where the fasteners and seams are located.
For metal roof repair and metal roof restoration, there’s a similar waterproofing process. When you’re repairing, you waterproof only the part of the roof that has the leak, instead of waterproofing the entire roof. If your company is on a tight budget, repairing can be a good choice, but you need to inspect and assess your problem spots to the portion of the budget that can be used to repair them. Not every company has the budget necessary for a full restoration of their metal roof, so we also provide a temporary solution until the funds become available by repairing the problem areas.
On a metal roof, every screw is a potential spot for failure if the fasteners are exposed to the elements. When the screws are installed, they have a rubber washer designed to seal away moisture. Over time, however, the rubber washer will become brittle and crack, which will allow moisture to enter the property.
Metal is installed in sheets, with the edge of each sheet an area for possible water penetration. Water can be sucked up in and between these sheets by severe wind through a wicking action, allowing it into the building. There is a sealant that’s applied between the sheets when the metal roof is installed. But, again, over time, the sealant will decompose, allowing moisture to enter the property.
1 – You probably have this problem because you chose a roof coating when it was installed or last repaired that had degraded. Be sure you choose a silicone roofing product that has more durability than plain acrylic roofing systems. Silicone requires less reinforcement, doesn’t chalk, degrade, haze or fade and isn’t prone to wash-off. This makes it superior to acrylic and an excellent material to use in metal roof repair.
2 – Silicone products are more ecologically friendly. They have a lower VOC and longer lifespan, reducing environmental impact. Energy Star compliant products approved by a local quality assurance program should have their figures examined for comparison.
3 – This could be a perfect time to increase your property’s R-value. Silicone spray foam will improve your building’s insulation from the outside, which minimizes the impact on your building’s interior.
4 – Analyze the different silicone products your metal roof repair contractor recommends. All metal roofing systems are not created equally. We are constantly trying to improve our product selection and installation processes monitoring every job individually to ensure we’re bringing the best quality possible and achieving maximum adhesion during the process.
