Keep Your Roof Clean
Commercial Roof Maintenance Services
Mold, mildew, lichens and fungus can be some of the most damaging, but least recognized types of roof debris. If left unchecked, they can cause serious damage to your roof, forcing expensive repairs and sometimes, even roof replacement. If you see green or black patches on your shingles, built-up, modified bitumen, single ply or foam roof, it has probably developed a mold and mildew problem that needs to be addressed.
Debris building up is another serious issue for your roofing system. Items like branches, twigs, leaves, pine needles or an accumulation of dust and dirt can accumulate in gutters and other roof perforations and in the valleys where pitched sections of your roof come together. What the debris does is trap moisture underneath it, which doesn’t allow the roof’s material to dry out. Fungi also finds the moisture as a perfect place to take root and grow.
The organic materials make a great source of food for the fungus and mildew. After feeding on the organic material and debris, it starts to feed on the moist roof material itself, planting roots underneath the surface which will , over time, break down the roof’s material. As an example, one of blue-green algae’s favored food material is limestone, which is a filling ingredient for a lot of shingle roofing materials. After it establishes a foundation, to help protect itself from the sun, it might turn black, but underneath, it will continue to grow and spread, which causes another problem, ideal moist, dark conditions that other types of organisms need to grow. Organisms like mold, lichen, moss and mildew.
Maintain Your Commercial Roof for Safety
If you let them establish a foothold, they’ll eventually eat through the protective layers of your roof, and then make its way to the decking itself. If that happens, now you have a major and expensive roofing problem to fix. If you have a commercial property this can be a huge problem because a leaking roof can damage inventory and merchandise. If the roof is seriously weakened and damaged, it could potentially collapse, possibly harming employees and customers.
This is why you want to have an annual roof inspection completed looking for signs of mold, mildew, lichen, algae growth and anything that might be obstructing your drainage system. If there’s anything that’s detected, you should call in a roof repair contractor or roof cleaning professional. Do not try to take care of this issue yourself as you could easily miss something or cause even more damage to your roof. As an example, if you used a high-pressure water sprayer the wrong way, it could force water underneath the roof’s materials, which can create a perfect environment for mold and mildew to grow. The high pressure water flow can also wash away any protective materials on individual shingle tiles, which would weaken your roof’s protection. Also, you might use the wrong type of chemical, like bleach, which could damage and weaken the materials your roof is made of. So, leave this job to the professionals, as they would have the proper training, chemicals and tools to get the job done right and not cause additional damage to your roof.
