Three things affect improper drainage from a roof – the roof’s slope, the drain’s actual size and where the drains are situated (in a residential property this would be where the gutters are placed). Also, you should account for the amount of rainfall that will be falling on the roof, how long rainfall events last and how fast rain collects at the drainage spots.

On your home,  gutters and drains channel the water away from your exterior walls and foundation. But, maintaining your gutters and drains, properly installing them and the materials used are critically important to keeping your roof from becoming damaged. If a gutter or drain is blocked, it can cause moisture to back up under the roof’s membrane or to pool in areas that could take a long time to dry out.   • Downspouts, carrying water and small particles away from your property, can get clogged, which will back water up on your roof or cause it to flow down around your foundation. This is why routine maintenance and regular inspections of your downspouts and gutters is very important to keep the water moving away from your property.
  • Roof damage by clogged gutters is one of the most common problems. If the gutters are open at the top, debris such as leaves and sticks will accumulate and sometimes birds and small rodents will nest in them. Also, water flows over the edges of the gutter when its blocked. The water then pools and collects, soaking into the materials of your roof, which ten begin to deteriorate. Also, mold, mildew and algae can begin to grow in standing water and debris in your gutters, which can further deteriorate your roof’s materials and even turn into a health issue.
  • Proper installation of the drains and gutters is essential. Poor installation is the most common cause of drainage system failure. You have to factor in the pitch and angle of your roof when installing the gutters and drains. If you don’t install them right, water will end up flowing in front or behind the gutter or drain, which can damage your roof line or make the gutters crack or pull away from the wall or building completely.
  • Especially on a commercial property, there’s a general guideline to follow when deciding how many drains or gutters you need and where to place them. Drains need to be located 50 feet or less from the roof’s perimeter and less than 100 feet apart.
  • Lastly, every state or city has local building codes that you’ll need to check before you make any changes or additions to your property.
